What's an "Unlawful Detainer" report?
An unlawful detainer report identifies a renter who in the last 7 years rented a property, failed to pay rent or money owed and caused the landlord to proceed with eviction procedures while the renter was still in possession of the property. In the property management business, a U.D. report is one of the best tools we have to help qualify potential tenants. Any "U.D.'s" on a record usually would eliminate that renter from consideration.

In today's litigious society, you want to be sure to enter into an agreement with each of your roommates. You also want to be sure to update all the paperwork as roommates come and go. Again, since we have a division that specializes in Roommates, we have all of the paperwork to properly memorialize the financial arrangements with your roommates.

The program is geared towards those with great credit, a good steady job, and a willingness to hold title for a minimum of 4 years with 1-3 other co-owners. What you are probably lacking is a large enough down payment or large enough salary to buy a home alone but you are willing to split the down and other responsibilities/ benefits. Again, good credit is required.

It's easy for us to get roommates, friends, investors, co-workers a loan to purchase property together. We've made the loan process easy for roommates to "Partner" as Tenants In Common (TIC's) with a maximum of four individuals purchasing the property. We've teamed with Wells Fargo and other lenders to take most of the pain out of lending to roommate partnerships. Owner occupied partners as well as non-owner occupied investors are welcome. Non-owner occupied transactions would require a minimum down payment and stricter lending requirements. 1031 Exchanges are OK too!
